The property industry has a strategic role in the national economy and faces increasingly fierce competition, especially for companies listed on the Indonesia Stock Exchange (IDX). This study aims to analyze the effect of Intellectual Capital, Human Capital, and Structural Capital on Company Performance and the role of Leadership Experience as a moderating variable in the property industry listed on the IDX. The approach used in this research is quantitative, with the Moderated Regression Analysis (MRA) method to test the relationship between variables. The data used is secondary data from the financial statements of 100 property companies listed on the IDX for the period 2018-2023, with regression analysis using SPSS 27 software. The results showed that Human Capital and Structural Capital have a positive effect on Company Performance, while Intellectual Capital has no effect. Leadership Experience functions as a moderating variable that strengthens the influence of Human Capital and Structural Capital on Company Performance, while weakening the influence of Intellectual Capital on Company Performance. These results suggest that the effectiveness of intellectual capital in improving firm performance depends on adaptive and innovative leadership factors.
