SPATIAL-BASED PROPERTY INVESTMENT FEASIBILITY ANALYSIS USING GEOGRAPHIC INFORMATION SYSTEM APPROACH

Property investment is vital for economic growth but often raises spatial and environmental challenges. This study evaluates property investment feasibility in the Special Region of Yogyakarta (DIY) using a GIS-based Weighted Overlay Method. Four key parameters were analyzed: accessibility (arterial and collector roads), land use, land utilization, and multi-hazard risk (including earthquakes, volcanic eruptions, floods, and others). The results classify areas into five feasibility levels, showing that central Sleman, Yogyakarta City, and Bantul are suitable due to high accessibility and low disaster risk, while areas near Mount Merapi, the Opak Fault, and the southern coast are unsuitable due to high risk. The findings highlight that investment feasibility depends on accessibility, disaster risk, and spatial planning conformity. Thus, GIS-based spatial analysis serves as an effective tool for supporting safe, efficient, and sustainable property investment decisions.
