REMEMBERING CORONAVIRUS AND HOW ITS CHANGED THE REAL ESTATE LANDSCAPE IN MALAYSIA

Abstract

The COVID-19 pandemic exposed significant vulnerabilities within Malaysia's economic system, accelerating structural transformation across commercial real estate markets and triggering an irreversible shift towards digital adaptation and flexible operational strategies. This study examines the impact of the pandemic on Malaysia's commercial property landscape, with particular attention to the banking sector, commercial real estate operations, market resilience, and policy responses during the crisis period. The pandemic-induced disruptions compelled industry players — including banking institutions, real estate investment trusts (REITs), and small and medium enterprises (SMEs) to rapidly adopt adaptive governance, digital operational strategies, and technology-driven business continuity measures as a foundation for sustainable economic recovery. Employing a qualitative research design, data were collected through semi-structured expert interviews involving senior industry stakeholders from the banking and commercial property sectors. Thematic analysis identified five major themes, namely unprecedented market uncertainty, adaptive business responses, perceived limitations of government support, recovery expectations and structural transformation, and policy-industry mismatch. The findings reveal that the pandemic accelerated digital transformation across commercial property operations, banking practices, and SME business models, offering transferable lessons for sustainable economic development, including rural and community-based economies seeking long-term resilience. Overall, the findings contribute to ongoing discussions on crisis management, digital transformation, sustainable economic recovery, and the long-term resilience of emerging economies in a post-pandemic landscape.
